For every prospect—complete strangers and close family alike—you should always give a listing presentation to illustrate, both aesthetically and analytically, how you plan to market their home. While a strong marketing plan can generate leads and help close your listings (and it should be used as such), its true value lies in helping you create the perfect listing presentation.
Different clients respond to different aspects of your listing presentation. Creative, emotionally-driven clients will react to the aesthetic qualities of your marketing and how good it can make their property look. Analytical individuals, however, are more driven by logic and numerical-based proof of concept. In other words, they may be impressed with the scope of your marketing—but without proof that your marketing will tangibly benefit them, they won’t be easily convinced of your ability to sell their home. For these clients, a marketing plan alone is not enough. Accurate statistical data and clear rationale are needed to give your marketing strategy substance.
